What sellers prepare
- Property disclosures completed accurately and early
- Loan payoff information, including any second mortgages or lines of credit
- HOA contact and dues information, if applicable
- Details on any liens, judgments, or unpaid taxes affecting the property
Documents you will sign
- Deed conveying the property to the buyer
- Settlement statement showing figures and disbursements
- Owner's and lien affidavits
- 1099-S reporting information
- Payoff authorizations for existing loans
Signing is not always closing
Sellers often sign in advance. In North Carolina, closing occurs when the deed is recorded and funds are disbursed — not at the moment documents are signed. Plan for keys, utilities, and possession around recording, not signing.

- Confirm the exact spelling of names and marital status for the deed
- Bring valid photo identification
- Confirm how you wish to receive proceeds
- Leave keys, remotes, and codes as agreed
